Vibez Estates holds two ongoing estates in Sakleshpur taluk, Hassan district. Vibez Kaira is 40 acres of managed coffee estate land at Jannekere, sold as plots. Vibez Manor is 12 acres, of which 7 acres are active coffee and pepper. Both are ongoing, and both are the same drive from Bengaluru.
Operating since 2009. Seventeen years, 25+ projects delivered, and about 1,100 acres under management.
The route is NH75 through Hassan, then the Shiradi Ghat section. The drive from central Bengaluru to the Jannekere turn takes about four to five hours.
Leave Bengaluru on NH75 toward Mangaluru. The expressway stretch covers the first 100 km quickly.
Pass Hassan and stay on NH75. The two-lane highway narrows after Hassan town.
Climb into Sakleshpur taluk through the Shiradi Ghat. The ghat section is about 40 km of winding road.
Turn off for Jannekere. The estate gate is a short drive from the main road.
During the monsoon months (June to September), the Shiradi Ghat section may have intermittent closures or slow traffic. Check NHAI alerts before you leave.
Sakleshpur station (SKLR) is on the Hassan-Mangaluru line. Indian Railways has run Vistadome coaches on this stretch since July 2021.
Sakleshpur is a hill taluk in the Malenadu belt of Hassan district, Karnataka, at an average elevation of 932 metres. The corridor sits between the dry plateau to the east and the coastal lowlands to the west.

NH75 through Shiradi Ghat is a single carriageway for long stretches. Widening work is underway but progress is gradual.
Monsoon months bring leeches on estate walks. Boots and repellent are standard. Site visits in October to May avoid the worst of it.
The 7th draft ESA notification (27 July 2026) covers 20,668 sq km of the Western Ghats. The position on Jannekere is reviewed periodically by the team.

The maintenance agreement covers common estate upkeep. The charge is per square foot per annum. No figure is published on this page.

A non-resident Indian, or NRI, cannot buy agricultural land in India under the Foreign Exchange Management Act, known as FEMA. This prohibition applies to farmland in Sakleshpur and across Karnataka.
Under Section 6(5) of FEMA 1999 and the FEMA (Acquisition and Transfer of Immovable Property in India) Regulations, NRIs and PIOs are prohibited from acquiring agricultural land, plantation property, or farmhouse in India without prior RBI approval.
