Why Vibez Estates
Every managed farmland operator says on its website that it is different, and ours does too. Here are the six questions that tell operators apart, with Vibez Estates' answers on record, including the ones we cannot fully answer yet.
What actually makes Vibez Estates different from other managed farmland operators?
Vibez Estates is different from most managed farmland operators in three ways you can check: it has run estates since 2009, and you can walk the completed ones; it shares the title flow and maintenance agreement before you decide; and it says what it does not do. Every operator claims clean title and full management, so we leave both off.
We run what we sell, and you can walk what we finished
Check itWe have operated since 2009, and we run the farming and estate operations on each owner's behalf. Vibez Sirivana in Chikkaballapur (25 acres) and Vibez Coffee Estate in Sakleshpur (35 acres) are both completed.
Where it stopsA count is only as good as the list behind it, so ask us for ours, including which completed estates we still run today.
You see the papers before you decide
Check itWe share the brochure, the title flow and the maintenance agreement up front. What the maintenance charge covers and what it excludes is published on this page.
Where it stopsThe full list of documents, and when your advocate receives each one, is still being written down. The rate itself sits in your agreement, not here.
We say what we will not do
Check itWe do not promise a return. Our position is "Long-term stewardship with the potential for sustainable appreciation and hospitality-led income." This page also sets out what we do not do and names the buyers we are wrong for.
Where it stopsA stated limit is worth only what the agreement backs, which is why the contract questions further down matter more than this card.
Each of these is still a claim until it survives the questions you would put to any operator, so those questions come next.
Which six questions tell managed farmland operators apart, and how does Vibez answer them?
Six questions separate a managed farmland operator you can check from one that only says the right things: its track record, the documents for your advocate, what is in the contract, the fee, the exit, and what happens if the operator stops operating. Vibez Estates answers all six below, and says which answers are not yet in writing.
| The question | A straight answer points to | Our answer | Status |
|---|---|---|---|
| 1. Track record: can you check the estates it has delivered and still runs? | Named estates you can visit, with years | Operating since 2009; 25+ projects completed and 1,000+ customers, as at September 2026; three completed estates named below. | On record; the full list on request |
| 2. Documents: what does it hand your advocate, and how quickly? | A document list your own advocate gets early | The brochure, the title flow and the maintenance agreement are shared up front. | Partly on record; the full list is being written down |
| 3. Contract or goodwill: which promises are in the signed agreement, and which are goodwill? | Clauses in the signed agreement | Title in your name; a separate maintenance agreement sets the scope, start date, billing and how charges change. | Partly on record; our service charter is not finished |
| 4. Fees: how is the charge set, what does it exclude, and what if you stop paying? | The basis, the exclusions, increases and non-payment, in writing | Charged per square foot per year; what it covers and excludes is listed below; the rate is in the agreement. | Partly on record; the non-payment terms are not yet published |
| 5. Exit: how easily can you sell or transfer, and what will the operator do to help? | Lock-in, transfer fee and resale help, in writing | Freehold title, yours to sell or transfer. | Not yet in writing: our resale and transfer policy |
| 6. Continuity: what happens to the plot and the farming if the operator stops? | A written plan for the farming if the operator stops | The land stays yours; who runs the estate if we stop is not yet written down. | Not yet in writing |
The first of these, the track record, is the one you can most easily check for yourself.
Q1. Can you check the estates Vibez Estates has delivered and still runs?
Vibez Estates has operated since 2009, and its track record as at September 2026 is 25+ projects completed and 1,000+ customers. Three completed estates you can name and walk are Vibez Sirivana and Mythri Farms in Chikkaballapur, and Vibez Coffee Estate in Sakleshpur.
Chikkaballapur. 25 acres. Completed.
You can visit it with our on-site team.
Sakleshpur. 35 acres. Completed.
Walk it with our on-site team before you decide.
Chikkaballapur. 15 acres. Completed.
Ask us to include it in your site visit.
Ask us for the full list behind 25+ projects completed, so you can check each project's name, place, size, the year it was completed, and whether Vibez Estates still runs it today. Until that list is published here, it is available on request.
You may have seen other counts of what Vibez Estates has delivered, on directory sites and on older pages. The figures in this section are the ones we stand behind, with their date, and the list behind them is yours to ask for.
A question people ask us: why does the company register say 2020?
Vibez Estates Private Limited was incorporated on 24 September 2020 and is registered with the Registrar of Companies, Bangalore. The business it carries on has operated since 2009.
A track record you can walk is one test; the next is whether the papers reach your advocate before you pay anything.
Walk a completed estate before you decide.
You can visit the estate of your choice with our on-site team, and most owners decide after a second visit.
Book a site visitQ2. What documents does Vibez Estates hand your advocate, and when?
Vibez Estates shares the brochure, the title flow and the maintenance agreement up front, so your own advocate can read them before you decide. Your plot comes with freehold title, registered directly in your name.
Ask any operator, including us, for these documents
The title deed and the chain of title behind it, to show how the land reached the seller.
The encumbrance certificate (EC), which shows any loan or claim on the land.
The RTC (Pahani), the record of the land, its extent and its cultivation.
The Khata, showing the property is recorded for tax.
The DC conversion order, only where the land has been converted, as proof of the conversion.
Our own full list, and the point at which your advocate receives each paper, is being written down; ask us for it.
We do not ask you to take our word on the title. Your advocate checks it.
The papers matter because the contract is where a promise either exists or does not, and that is the third question.
Q3. Which Vibez Estates promises are in the signed agreement, and which are not yet in writing?
Vibez Estates puts two things in writing for every buyer: freehold title registered in your name, and a separate maintenance agreement that states the scope of the estate work, its start date, how often it is billed and how charges can change. What is not yet in writing is our post-handover service charter, so this page claims no service standard.
After registration, the work is ours. Owners hold the title. We handle planting, harvest and sale. The harvest is marketed through Vibez Agro Tech Solutions, and owners receive plantation updates and an annual yield statement.
In writing today
- Freehold title, registered in your name.
- The maintenance agreement's scope, start date and billing frequency.
- The escalation terms: any revision is backed by actual operating costs and told to owners in advance.
- Planting, harvest and sale, handled by Vibez Estates.
Not yet in writing
- The post-handover service charter: committed to, and not finished.
- How long the agreement runs, and whether you can exit it.
- How often owner updates arrive.
We have committed to a written post-handover service charter. It is not finished, so we do not claim a response time, an inspection schedule or a reporting frequency here. Our own pages describe owner updates three different ways today, which is why this page gives no frequency at all.
Ask to see each line in the left column in the signed agreement. A promise that is not in the agreement can change when people change; that is why we list the unwritten ones.
Of everything in writing, the part most buyers ask about first is the yearly charge.
Q4. How is the Vibez Estates maintenance charge set, what does it exclude, and what if you stop paying?
The Vibez Estates maintenance charge is set per square foot per year on your plot, and what it covers and what it excludes are written into your maintenance agreement. We publish both lists here, before you ask.
Across public reviews of managed farmland, the cost complaint that comes up most is a maintenance charge the owner did not expect.
The charge covers
- Plantations and common landscaping
- Internal roads and common access areas
- Sewage and drainage systems
- Common infrastructure
- Routine estate supervision
- Labour and material coordination for common maintenance
- Periodic owner updates and issue escalation
It does not cover
- Cottage-specific repairs
- Interiors
- Utilities
- Hospitality-operation expenses
- Owner-requested services
Increases are backed by actual operating costs and told to owners in advance.
Commercial terms are project-specific and set out in the agreement. The rate is not on this page: it differs by project, and it binds us once it is in your agreement, so get it in writing before you sign.
What happens if you stop paying is not yet published. Ask us for it in writing before you commit.
The charge is the cost of holding the plot. The next question is how you get out of it.
Q5. Can you sell or transfer a Vibez plot later, and what will Vibez Estates do?
A Vibez plot comes with freehold title registered in your name, so you can sell or transfer it as you would any titled land. What Vibez Estates has not yet published in writing is its resale and transfer policy.
Your title is registered in your name, and that is on record.
Whether we help you find a buyer for a resale: not yet in writing.
Any transfer fee or lock-in period: not yet in writing.
A right of first refusal, if there is one, is not yet in writing either.
Farmland does not sell as quickly as a flat in the city, so plan to hold it. If any operator tells you resale is easy, ask to see where the agreement says so.
That covers your exit. The harder question is ours: what happens if Vibez Estates is the one that stops.
You see the papers before you decide.
We share the brochure, the title flow and the maintenance agreement up front. Your advocate reviews the papers before anything is signed.
Q6. What happens to your plot if Vibez Estates stops operating?
Your Vibez plot stays yours if Vibez Estates stops operating, because the freehold title is registered in your name, not in ours. Who runs the estate after that, meaning the farming, the maintenance and the shared roads and water, is the question we cannot fully answer yet.
The question we cannot fully answer yet
The arrangement for who runs the estate if we stop is not yet in writing. It is a fair question to press us on.
Ask any operator, including us
Is there an owners' association that could take over the estate?
Is a third-party manager named, in writing, as a fallback?
Is the common infrastructure (the roads, the water and the shared systems) owned by the plot holders together, or by the company?
Seventeen years of operating makes an abrupt stop less likely. It does not replace a written plan.
Knowing our own gaps also means knowing which buyers we should not sell to.
What does Vibez Estates not do, and who should buy from someone else?
Vibez Estates does not promise a return, does not publish prices online, and does not claim a service standard it has not yet written down. It is also wrong for some buyers, and we would rather name them than sell to them.
What we do not do
- We do not promise or project a return, yield or appreciation figure. Our position is "Long-term stewardship with the potential for sustainable appreciation and hospitality-led income."
- We do not publish prices online. Commercial terms are project-specific and set out in the agreement.
- We do not claim a response time, an inspection schedule or a reporting frequency before our service charter exists.
- We do not show an owner's name, face or words without their signed consent, which is why there are no testimonials on this page.
Who should buy from someone else
- Anyone who wants a fixed or assured return.
- Anyone planning to sell within about three years.
- Anyone who wants to farm the land themselves. If you want to farm it yourself, a managed plot is the wrong fit.
- Anyone who may need to sell quickly, because farmland is slow to sell and our resale help is not yet in writing.
- NRI and OCI buyers. An NRI, OCI, PIO or foreign national cannot buy agricultural land, plantation property or a farmhouse in India under FEMA, so cannot buy a Vibez plot; inheriting such land is a separate question to take to your own counsel. Last verified October 2026.
A list like this is only useful if it is still true on the day you sign, so ask us to confirm each line in writing. With these limits on the table, you can hold any operator to the same standard.
How do you use this test on any other operator?
This test works on any managed farmland operator: put the same six questions to them in writing, and compare their answers with the Vibez Estates answers on this page, line by line.
Ask in writing.
Send the six questions by email or message, not on a call. A promise you cannot find in writing is one you cannot rely on.
Walk a completed estate.
Ask for named completed estates with the year each was finished, visit one, and talk to an owner the sales team did not pick for you.
Send the papers to your advocate.
Your own advocate should see every document before you pay anything meaningful.
Get the fee in writing.
That means the basis, what it covers, what it excludes, how it rises and what happens if you stop paying.
Ask the hard two last.
Put the exit and continuity questions at the end, and watch for the evasive answer: a return figure offered in place of a clause, reluctance to write the answer down, or a hint that you do not need your own advocate.
Run it on us as well, starting with the questions people most often ask about Vibez Estates itself.

No hotel is open at our 40-acre Sakleshpur estate today. Sarovar Première is the proposed hospitality and operational partner for the project, subject to completion of the agreed development, brand, technical and operational requirements.
Can I visit a completed Vibez estate before I decide?
Yes. You can visit the estate of your choice with our on-site team, and most owners decide after a second visit.
The next step is yours: ask us the six questions directly.
