Farm Villas & Luxury Homes

A farm villa is judged by whether it is kept up in November, after the monsoon and weeks with nobody home, rather than by its brochure. Vibez Estates offers villa and cottage plots on managed coffee estates in Sakleshpur, title in your name, and a weekend there before you decide.

What is a Vibez farm villa, where is it, and at what standard?

A Vibez farm villa is a villa or cottage on your own freehold plot of 3,500 to 8,000 sq ft inside a managed coffee estate in Sakleshpur, where Vibez Estates runs the plantation and the common estate between your visits.

Today the villa plots are at Vibez Kaira, at Jannekere, and the 6,500 sq ft cottage plots at Vibez Manor; both estates are ongoing, in Sakleshpur, Hassan district. Among estate villas, a Vibez farm villa is neither a city villa plot nor a holiday stay: you own the plot, with the title in your name, and the estate around it is worked for you.

We hold both estates to a standard of five lines you can check on a visit: the build; the roads, water and power; the people on site; the upkeep in writing; and who looks after the house while you are away.

Your plot and title

Freehold title to your plot, registered directly in your name.

What stands on it

A 1BHK, 2BHK or duplex villa at Vibez Kaira, or a 1BHK or 2BHK A-frame cottage at Vibez Manor. Ask for its written specification.

Who runs the estate

Ours is a managed estate: we run the plantation and the common estate under a separate maintenance agreement.

Those five lines are what the selling words on any farm villa should be measured against.

What makes a farm villa 'premium', and which parts can you check here?

A farm villa worth the word 'premium' gives you five things you can check before you pay: a home built to a written specification; roads, water and power that work when you arrive; people on the estate when you are not there; upkeep set out in writing; and someone looking after the house while you are away.

A home built to a written specification

A house sized for a family weekend, on a plot that stays yours.

What we have in writing: 1BHK, 2BHK or duplex villas at Vibez Kaira, and 1BHK or 2BHK A-frame cottages at Vibez Manor.

Ask us: who builds it, the structure, the finishes, the water and power connections, and when it will be ready, in writing.

Roads, water and power that work when you arrive

You arrive on a made road, and the house works.

What we have in writing: internal roads with avenue trees at Vibez Kaira. The estate fee covers "internal roads and common access areas", "sewage and drainage systems" and "common infrastructure".

Ask us: where the water comes from in the dry months, what backs up the power, and what the phone signal is at the plot you are shown.

People on the estate when you are not there

Someone is there between your visits.

What we have in writing: on-site security and estate management, and the estate team at Sakleshpur handles labour, harvest and security.

Ask us: who is on site at night, by role.

Upkeep set out in writing

You know what the estate fee pays for before you pay it.

What we have in writing: the fee is charged per square foot of plot area per year, with its scope and exclusions in the agreement; any revision is supported by actual operating costs and told to owners in advance. We share the maintenance agreement up front.

Ask us: for the agreement itself, and read it before you book.

Someone looking after the house while you are away

The house is not left to the rain for weeks.

What we have in writing: the estate fee covers the common estate; your own cottage's repairs, interiors, utilities and any services you ask for are separate.

Ask us: who opens, cleans and checks your cottage between visits, and on what terms.

These five lines are the standard Vibez Estates holds its estates to. If a seller cannot show them in writing, 'premium' or 'luxury' is only describing the price.

Of the five, the first thing to check is what is standing on the estate today.

What is built today, what is planned, and what is still to be built?

At the Sakleshpur villa estates today, four things are built and in use: the internal roads under their avenue trees, on-site security and estate management, the managed coffee plantation, and its plantation trails. The hospitality amenities (the clubhouse, pool, spa, restaurant and banquet hall) are planned, not open. Your villa or cottage is the third column, still to be built or handed over, with its specification and handover date given to you in writing.

The hospitality amenities planned at Vibez Kaira are part of a proposed hospitality development. Sarovar Première is the proposed hospitality and operational partner for the project, subject to completion of the agreed development, brand, technical and operational requirements. Nothing in the planned column is open today.

Ashvana, a Vibez Estates stay in Sakleshpur, takes stay requests now. Its cottages and facilities belong to Ashvana, not to the villa estates.

The built column is what a weekend there is made of.

What does a weekend there actually look like, including the dull parts?

A weekend at a Vibez farm villa runs as a Friday-evening drive of about four hours, a Saturday on the estate and a Sunday drive back, with the opening of the house and the quiet evenings as much a part of it as the coffee.

Leave Bengaluru on Friday evening.

The drive is about four hours on NH 75 through Hassan, so leaving after work means arriving late. Groceries are easiest bought in Sakleshpur town on the way in.

Open the house.

A house shut for weeks needs its water and power checked, the rooms aired and the beds made before anyone rests, so opening the house comes first. Whether someone from Vibez Estates does it before you arrive is a separate service to ask about.

Walk the estate.

On Saturday morning, walk the plantation trails under the shade trees. November to January is Arabica picking time, when the cherries are picked by hand as they ripen, so a November weekend shows the estate at work.

Take the afternoon off, or visit the fort.

Manjarabad Fort, on the outskirts of Sakleshpur, is about 8.7 km from Ashvana. The afternoon can also stay free.

Head back on Sunday.

Saturday evening is the family's own, because the clubhouse and restaurant are planned, not open. On Sunday, an early-afternoon start on the four-hour drive gets you back to Bengaluru by evening.

The dull parts

The drive.

About four hours each way. A four-hour drive is fine for a long weekend and hard for a single night.

The monsoon.

Most of the year's rain falls from about June to September. The NH 75 ghat section west of Sakleshpur closed after landslides near Doddathappale on 30 July 2024 and near Maranahalli on 16 August 2025, though a driver from Bengaluru reaches Sakleshpur town before that stretch.

A shut house.

Damp and dust gather in a house left for weeks in the hills, and somebody has to open it.

Quiet evenings.

No clubhouse, restaurant or spa is open at the villa estates today.

A weekend like that depends on someone having kept the place up while you were away.

Who looks after the estate and your villa between visits, and who is on site?

Between your visits, the estate team looks after the plantation and the common estate under the maintenance agreement: landscaping, internal roads, drainage, common services and supervision, with periodic owner updates. Your own villa or cottage stays yours to keep up, and its repairs, interiors, utilities and any services you ask for sit outside the estate fee.

Periodic owner updates and issue escalation

The estate fee is charged per square foot of plot area per year. The rate, scope, start date, billing frequency and any escalation are set in writing in your agreement, and any revision is supported by actual operating costs and communicated to owners in advance.

Who is on site between visits: on-site security and estate management run by Vibez Estates, with the estate team at Sakleshpur handling labour, harvest and security.

Four things to check on a November visit

The road after the rain.

Look for washouts and potholes on the internal road.

The drains and slopes.

Look for standing water, and for soil washed off the slopes.

The plantation.

Picking should be under way, and the common landscaping kept.

The houses owners have left.

Look at the outside of villas or cottages whose owners have been away, and ask who checks them.

All of this sits in one corridor today: Sakleshpur.

Where are the villa estates, and how far are they from Bengaluru?

Vibez Estates' villa and cottage plots are, today, in Sakleshpur, Hassan district, about four hours from Bengaluru on NH 75, at Vibez Kaira and Vibez Manor, with Ashvana to stay at.

Sakleshpur, Hassan district

Sakleshpur is where Vibez Kaira at Jannekere (villa plots) and Vibez Manor (cottage plots) are, with Ashvana, a Vibez Estates stay, in the same hills. The town is about four hours from Bengaluru on NH 75 via Hassan, in the Coffee Board of India's Manjarabad coffee region, 900 to 1,100 metres above sea level.

Where a plot is and how far the drive runs settle half the question; the other half is whether a house can legally stand on it.

What can be built on a villa plot, and what needs approval?

What can be built on a villa plot is decided by two papers: the land's permitted use, agricultural or converted for residential use, and an approved building plan. Ask to see both for the plot you are shown, from Vibez Estates or any seller, and have your own advocate read them before you pay.

A villa is a residential use

A villa is a residential use, and since the 2023 amendment to section 95 of the Karnataka Land Revenue Act 1964 and the rules notified in December 2025, the route to approving that use depends on whether the land sits inside a published master plan zoned for it. Inside one, no Deputy Commissioner permission is needed; outside one, the Deputy Commissioner decides an application within 30 days, or the approval is deemed granted. This change from agricultural use is what people call DC conversion, after the Deputy Commissioner. Your advocate confirms which route applies to your survey number (the number your land is filed under in the land records).

A farm house on land that stays agricultural

A farm house on land that stays agricultural is treated differently from a residential villa, within limits your advocate confirms for the specific plot. Ask whether the cottage you are shown stands on converted land or as a farm house on agricultural land.

Plot size can matter

As reported in February 2026, Deputy Commissioners have been told to reject new conversion applications for agricultural plots of five guntas (5,445 sq ft) or less. If the land under your plot was not converted before it was divided, ask how and when it will be.

The Western Ghats eco-sensitive area draft

The Centre's seventh draft Western Ghats eco-sensitive area notification of 27 July 2026 covers 20,668 sq km of Karnataka in ten districts, including Hassan and Chikkamagaluru. It is a draft, not law: on 22 September 2026 the Karnataka Assembly resolved to reject the Kasturirangan report in its present form. Inclusion is decided village by village. The notification comes from the Ministry of Environment, Forest and Climate Change and covers the proposed Western Ghats Ecologically Sensitive Area. Down To Earth reported on 12 October 2026 that the 60-day period for objections has ended and that the expert committee examining them has until July 2027. Ask us for the village and survey number of any plot you consider, and have your advocate check it against the draft list.

RERA and the survey record

For any villa project, ask for its RERA position: registered, with its number, or the reason registration is not required. Ask too to see your plot shown separately on the RTC (Pahani, the land's record of rights) and the survey record, with its own sketch, as well as in the sale deed.

Farm villas: your questions answered

What is a luxury farm villa?

A luxury farm villa is a villa or cottage on your own plot inside a gated estate that an operator runs between your visits. What earns the word is what you can check: the build; the roads, water and power; the people on site; the upkeep in writing; and who looks after the house while you are away.

What does a farm villa cost, and is it a good use of money?

Vibez Estates publishes no price, rental figure or return for its villas and promises none. Commercial terms, including what it costs, are project-specific and set out in the agreement. Our position is "Long-term stewardship with the potential for sustainable appreciation and hospitality-led income." Judge a farm villa first on whether your family will use it.

How far is it from Bengaluru, and what happens in the monsoon?

Sakleshpur is about four hours from Bengaluru by road on NH 75 through Hassan, on our own figure, and longer from a Friday evening. The monsoon, roughly June to September, brings most of the year's rain; the ghat road west of Sakleshpur has closed after landslides, but a driver from Bengaluru reaches Sakleshpur town before that stretch.

Is it safe for a family?

The villa estates have on-site security and estate management. Crawford General Hospital is in Sakleshpur town, and Hassan is about 39 km away. Wild elephants move through coffee country in Hassan district, and the Hassan Forest Department has run an SMS alert system since October 2017. Ask us how the estate handles elephants, and about water, power backup and phone signal at the plot you are shown.

Can we rent it out when we are not using it?

A farm villa can be let to paying guests only after registering with Karnataka's Department of Tourism under the right category, and a villa your family does not live in cannot be a homestay. Treat it as a second home first and any letting as a later question, and ask for any letting terms in writing.

Can an NRI buy a farm villa?

No. An NRI, OCI or foreign national cannot buy, or receive as a gift, agricultural land, plantation property or a farm house in India. Such land can be inherited. This is the position under FEMA, the Foreign Exchange Management Act, 1999. Whether a particular villa plot falls in those classes is for your own counsel.

What does upkeep cost each year?

Upkeep is paid through the estate fee, which is charged per square foot of plot area per year and set in your maintenance agreement. It covers the plantation and the common estate; your own cottage's repairs, interiors, utilities and the services you ask for are separate.

Can we sell it later?

Yes, you can sell later: the title is freehold and yours to sell, but there is no large organised resale market for estate plots of this kind yet, so plan to hold it. Ask for the resale and transfer terms in writing before you buy.

The record behind these estates follows.
